We thoroughly vet real estate developers based on 4 criteria:

We study the developer's previous projects - were they completed on time? What is the quality of the facilities? Are there any apartments that have been successfully registered for ownership without legal problems? Also important is the quality of ongoing maintenance of the built facilities and the work of the management company.

1. builder's experience:

Check the documents for the land on which construction is planned. Make sure that the land is owned or that a sale and purchase agreement has been concluded, and find out whether it is not mortgaged, paid in full or purchased in installments.

2. Land Status:

This document confirms that the project complies with Thailand's environmental regulations. Making sure that the project is located in a safe area, does not cross the boundaries of nature reserves and respects the minimum distance to the sea. Having an EIA certificate shows that all necessary standards for safe construction have been met.

3. an Environmental Impact Assessment (EIA) certificate:

Without this document, the developer has no right to start construction work on the land plot. As a rule, if an environmental certificate is obtained, a construction permit will also soon be issued. The presence of this permit confirms the developer's readiness to start work, which reduces the risks of the project.
